About this term

During a buyer consultation, the agent should gather detailed information about the buyer's lifestyle, commute preferences, must-have features, budget flexibility, and timeline. The agent should also educate the buyer about the local market, typical transaction timelines, current inventory, and what to expect throughout the process. This is also the time to discuss representation agreements, agency relationships, and the agent's role.

Pro Tip

Come prepared with a list of your top 10 must-haves and be honest about budget and timeline.

Example

A buyer consultation might reveal that a couple needs at least three bedrooms, proximity to good schools, and walkability to coffee shops, helping the agent narrow the search from hundreds of listings to a focused subset of suitable properties.
