Common amendments include changes to repair agreements following inspections, extensions of deadlines when more time is needed for inspections or financing, changes to the closing date, or changes to what items will be included in the sale. Each amendment is a separate document that modifies the original contract. It's important that amendments are properly executed and dated to avoid disputes about what terms were agreed.
Pro Tip
Always document changes in writing with amendments. Verbal agreements aren't enforceable and lead to disputes.
Example
After repair negotiation, an amendment to contract is prepared stating that the seller will repair the roof and the buyer will accept all other items as-is; both parties sign the amendment, which becomes part of the binding contract.
