About this term

Air sealing includes caulking joints, taping drywall penetrations, sealing duct connections, and weatherstripping around doors/windows. Proper air sealing improves comfort, energy efficiency, and indoor air quality. Air leakage accounts for significant energy losses if not controlled. Intentional ventilation (through ERV or HRV) replaces uncontrolled air leakage. Air sealing is verified through blower door testing. Improper air sealing can trap moisture if ventilation is inadequate.

Pro Tip

Air sealing is affordable and effective. Prioritize sealing at band joists, rim joists, and penetrations where air leakage is greatest.

Example

A home seals all penetrations with caulk, uses weatherstripping on all doors, tape-seals electrical outlets, and installs ERV for controlled ventilation.
